Location

The historic village of Smalley is located only six miles from the city of Derby. Set in beautiful Derbyshire, the home of the famous Peak District national park, Smalley village offers a quiet, tranquil recluse.

Amenities within Smalley include, villages stores, a post office, two inns and the local school. The village of Smalley is also home to the 18th century parish church of Saint John the Baptist. Within a short drive is the town of Heanor which offers an array of shops and leisure facilities.

There are excellent transport links to Smalley, including bus services to local towns and the city of Derby, all of which are within a short driving distance. Smalley is convenient for both the M1 motorway and Nottingham East Midlands Airport. From the city of Derby there are excellent high speed rail links to London with journey times of only 140 minutes.

Smalley is surrounded by open countryside and woodland with excellent hiking and cycling facilities. Within a short distance there is a wide range of activities at Shipley Park, with attractions for adults and children including picnic areas, fishing, bird-watching, play areas and coffee shop. There are also two excellent golf courses at Horsley Lodge and Breadsall Priory, plus a riding school, all located within three miles of Smalley.

Directions

The Development is best approached by leaving Derby, North-East, on the A608, Mansfield Road, passing Oakwood and proceeding to Morley.

Proceed through Morley and Morley Smithy. On entering Smalley, proceed past the Bell Public House before finding the Development on the right-hand side, identified by the For Sale boards.
